Round Rock's Shortage of Office Space Ends - StoneGate at Cat Hollow Opens to Meet Demand

Templar Development, Inc. is bringing 30,000 square feet of new office space to Round Rock. The explosive growth in Williamson County, coupled with a lack of professional offices in the FM 620 area, has created a high demand for office space for medical and professional use north of Austin.

Austin, Texas (PRWEB) June 1, 2007 -- Templar Development, Inc. has announced it has begun site development on StoneGate at Cat Hollow to meet the demand for commercial condominiums in the Round Rock area. Building I is projected to be completed by the end of June, followed by Building II in August. The explosive growth in Williamson County, coupled with a lack of professional offices in the FM 620 area, has created a high demand for office space for medical and professional use.

The two buildings in StoneGate at Cat Hollow will deliver one-story office condominiums, totaling close to 30,000 square feet of commercial space, convenient to the nearby St. David's Round Rock Medical Center, St. David's Outpatient Clinic & Oakwood Surgery Center, as well as many major Round Rock employers.

After securing $58 million in funding during 2004, St. David's Round Rock Medical Center has doubled its size with land acquisitions and new construction in recent years and still continues to grow. It has expanded to the point where it is now landlocked between housing and subdivisions. Medical practitioners and services connected to the medical community have not had sufficient commercial real estate options as a result.

Cummings commented, "Now, a business, dental, or medical professional will have the type of office space that benefits their practice - accessible one-story office condominiums, elegant old world styling with flagstone exteriors and clay tile roofs, mezzanine space for storage, and a parking ratio of approximately 1/200."

The first building offers approximately 15,000 square feet of office space with individual suites ranging in size from 1,188 to 4,024 square feet. The second 15,000 square foot building offers individual office spaces from 1,083 to 4,525 square feet. Suites can be combined for owners who require more space.

Condominium owners enjoy their own private entrances and the elimination of costly building common area fees. Office suites are provided as "shell space" and allow for the owner to specify the level of finish-out required. Clear-span interiors offer maximum flexibility in the design of interior space.
